Large, mixed-use land developments have played a major role in Southwind’s portfolio since the late 1990s.
Through its proven track record in site selection, it has successfully identified large tracts in the path of growth.
Southwind has had success in the land-planning phase of its business by properly balancing the market demands for certain land uses with municipalities’ long-range land use plans and smaller area plans.
Southwind will oversee a project through the entitlement process from start to finish. It typically handles most of this process with its own staff, and is supplemented with the efforts of third-party consultants. The company also oversees the construction of infrastructure, design based on land uses and marketing strategy.
Southwind has handled some specific tract development for its own account. In other cases, it has marketed tracts to companies with expertise in a given product line.

WildOak – 65 acre mixed-use development, Kansas City, MO. Southwind zoned and platted land, and built and dedicated a public collector street. Developed 348-unit multi-family development. Sold tracts to Ford Motor Company, Pedcor and retail users. Coordination with City TIF project.
6th & Wak – Land assemblage for 52-acre mixed use development, Lawrence, KS. Southwind handled annexation, zoning and platting. Mixed-use development with commercial, multi-family/senior housing and office applications. Coordination with state highway project.
Fairfield Farms – 180-acre tract, Lawrence, KS. Southwind handled annexation, zoning, platting and all infrastructure, both public and private. 300+ single-family and townhouse lots. Other uses include commercial, multi-family, office and flex/light industrial. Coordination with KDOT road improvement project.
