WildOak Windscape e2 Flats The Bluffs

Bullet Southwind has undertaken sizeable projects which are niche developments targeted for particular employment sectors. Southwind's expertise in this targeted approach has allowed it to successfully develop in many new markets across the country.

e2 Flats – Southwind submitted a redevelopment plan for an adaptive re-use of an 18-story office building which had been shuttered for over 15 years. This is a critical area of downtown Dallas, TX, one block from the headquarters of Neiman Marcus and Comerica.

Plans include conversion to 119 affordable housing units and street-level retail. The project won endorsement from the City of Dallas for housing tax credits. The endorsement includes $6 Million+ funding from the City. The project’s anticipated capital structure includes historic tax credits and the sale of the housing tax credits. Project has a pending application with the Texas Department of Housing and Community Development.

The Bluffs – A 602-unit multi-family development with public amenities in Junction City, KS. 120-acre development to accommodate BRAC Realignment at nearby Ft. Riley, KS. Worked closely with the City of Junction City on a TIF package to meet the government's housing requirement for the region. The package included dedication of a 35-acre public park to the city.

Windscape – A 202-unit multi-family development in Hobbs, New Mexico. Southwind tailored a development to meet the housing needs of the region’s primary industry, energy. Southwind was awarded an RFP by the areas largest employer to develop Windscape. Southwind then expanded the Windscape development to accommodate the needs of other energy industry employers.

WildOak – Southwind delivered the first Class A apartment development to a Kansas City submarket near the city of Liberty, Missouri in the late 1990s. Southwind’s WildOak project was on the front end of a massive amount of development in the immediate submarket by big box retailers and Shoal Creek Valley Development Company, LLC
